Dr-OT-Baraa Properties is owned and operated by Baraa Barakat, a licensed Florida real estate professional and licensed Occupational Therapist. We serve property owners, sellers, and cash buyers primarily in Palm Beach, Broward, and Miami-Dade counties, Florida. Our services include real estate wholesaling and contract assignment, off-market property purchasing, cash-buyer matching, and OT-informed transition guidance (downsizing and aging-in-place consultations).

This Privacy Policy explains what personal information we collect, how we use and protect it, who we share it with, and your rights regarding that information. By using our website or contacting us, you agree to the practices described here.

6. SMS Program — A2P 10DLC Compliance

DR-OT-BARAA LLC operates an approved A2P 10DLC SMS messaging program. The following terms govern participation in that program:

Opt-In: By submitting your information through our website form or otherwise providing your mobile number with consent, you agree to receive SMS messages from Dr-OT-Baraa Properties, including property-related updates, scheduling confirmations, market information, and marketing messages. Standard message and data rates may apply.

Message Frequency: Message frequency varies. You may receive up to several messages per week depending on your engagement with our services.

Opt-Out: You may opt out of SMS messages at any time by replying STOP to any message we send. After opting out, you will receive one final confirmation message and no further SMS messages from us, unless you re-enroll.

Consent Is Not a Condition of Purchase: Your consent to receive SMS messages is not required to purchase any property, enter into any contract, or receive any service from us.

Data Sharing — Strict Prohibition:

  • No mobile information, mobile phone numbers, or SMS opt-in consent data will be shared with third parties or affiliates for marketing or promotional purposes.
  • Opt-in consent records and associated data are kept private and will never be transferred to third-party marketers.
  • We may share mobile numbers only with subcontractors or service providers (such as our SMS delivery vendor) under strict confidentiality, and only to support delivery, customer service, or technical operation of our SMS program.

Our current SMS service providers include GoHighLevel/LeadConnector (CRM and message delivery) and Twilio (SMS carrier infrastructure). These vendors are bound by confidentiality obligations and are prohibited from using your data for their own marketing purposes.

7. AI Voice Agent and Call Recording Disclosure

AI Voice Agent — Maya:
When you call our business line at (561) 566-5690, your call may be answered by "Maya," an artificial intelligence voice agent powered by Retell AI. Maya can answer questions about our services, collect your property information, and schedule appointments. If you prefer to speak with a human representative, you may request a callback or contact us by email.

Call Recording:
Calls to our business — whether handled by Maya or a human team member — may be recorded for quality assurance, training, and compliance purposes.

Florida Two-Party Consent Notice (Fla. Stat. § 934.03):
Florida law requires the consent of all parties to a conversation before it may be recorded. Accordingly, callers are notified at the beginning of each call that the call may be recorded by an automated voice disclosure. By continuing the call after this notice, you consent to recording. 8. Third Parties We Share Information With

Each service provider is engaged under a written agreement that includes confidentiality obligations and prohibits the use of your data for any purpose other than providing services to us. We do not share your information with third parties for their own marketing purposes.

We may also disclose information if required by law, court order, or governmental authority, or to protect the rights and safety of our business or others.

9. Cookies and Analytics

Our website uses cookies and similar technologies to understand how visitors interact with our site and to support our marketing efforts.

  • Lead and transaction records: 7 years from the date of collection or the last transaction, as required by Florida real estate recordkeeping obligations.
  • SMS opt-in and opt-out records: Retained indefinitely to demonstrate compliance with A2P 10DLC requirements and applicable telecommunications regulations.
  • Call recordings: Up to 3 years unless a longer retention period is required for a specific legal matter or regulatory obligation.
  • Website analytics data: Per the retention settings of Google Analytics and Meta, typically 26 months.

If you submit a valid deletion request (see Section 11), we will delete or anonymize your information unless a legal hold, regulatory obligation, or legitimate business purpose requires retention.

11. Your Rights

Regardless of where you live, you have the following rights with respect to your personal information:

  • Correction: You may request that we correct inaccurate or incomplete information.
