List Your House — Baraa Barakat, London Foster Realty

Palm Beach County · Broward County

Don't want a discount? Then let's list it.

Most people who advertise "we buy houses" can only buy it from you at a discount. I'm a licensed agent as well, so if your house is better off on the open market, I can just go and sell it for you properly.

Listing services are provided by Baraa Barakat, Florida Licensed Real Estate Sales Associate SL3644546, through London Foster Realty. In this role I am your agent — not the buyer.

Why this page exists

I'd rather earn the listing than talk you into a discount

If you've come from my cash-offer page, you've seen what houses near you actually sold for. A cash offer will always be below that, because speed and certainty cost money. That's a fair trade for some people and a bad one for most.

The difference between me and the rest of the "we buy houses" signs is that when it's a bad trade for you, I don't have to pretend otherwise or walk away from you. I can put it on the MLS instead, and I get paid either way — so you get a straight answer rather than a pitch.

Run the numbers on your own house → Every assumption is editable, and it will regularly tell you not to sell to me.

What actually happens

Listing it with me

  1. 1

We walk the house, or you send photos. I tell you what I think it sells for, what it'd sell for with a weekend of work, and what a cash buyer would offer — all three, in writing.

  2. 2

You decide the strategy, not me. Price it to move, or price it to test. Fix the roof first, or sell as-is and price for it. It's your equity.

  3. 3

We sign a listing agreement with London Foster Realty. Commission, term and cancellation are all negotiable and all in writing before you sign anything.

  4. 4

It goes on the MLS and from there to every portal and every buyer's agent in the county — photos, measurements, disclosures, the lot.

  5. 5

I handle showings, offers and the contract through to closing, and tell you honestly which offer is the strongest — not just the biggest number.

And if a cash buyer from my own investor list happens to be the best offer on the table, you'll be told exactly that, in writing, before you decide — including what my role would be in it.

Straight answer

When listing is the wrong move

I'd rather lose the listing than take one I can't serve. Don't list if:

  • There's a date the market can't beat. A foreclosure sale, a probate deadline, a job that starts in three weeks. A listing takes the time it takes.
  • The house won't pass a lender's conditions — an unpermitted addition, an uninsurable roof, active structural issues. Most buyers need a mortgage, and a mortgage needs the house to qualify.
  • You can't fund the work and can't stand the discount. Listing as-is is fine, but you have to accept the as-is price, and it disappoints people who expected the fixed-up number.
  • You genuinely can't have people in the house — a difficult tenant, a health situation, privacy you're not willing to trade.

If any of those are you, say so on the call and I'll point you at the cash route instead. That's not a consolation prize — for the right situation it's the better deal, and the comparison page will show you why.

One call, no listing agreement attached

Listings get decided on the phone, not on a form. Tell me the address and what you're trying to achieve, and I'll tell you honestly which of the three routes fits — listed, listed as-is, or sold outright. Nothing is signed on that call.
